Worried about damage? Check the warning signs.Optional · 10 short questions · no contact details

Answer from what you already know. Stay on safe ground; do not go near the edge or into the water to check. You can choose “Not sure” for any question.

Skip this and go to the budget calculator

1. Holes, sinking ground, or soil washing out behind the wall?
2. Is the wall leaning or bulging toward the water?
3. What cracks have you noticed?
4. Gaps, missing pieces, or soil coming through the joints?
5. Is the top broken or crumbling, or is metal showing?
6. Are there rust stains on the wall?
7. Does water come over or through the wall at very high tides?
8. Has there been a major storm since the wall was last checked?
9. About how old is the wall?
10. When was the last professional inspection?
What this check is based on

The questions cover signs shown in the City of Holmes Beach seawall manual (pages 5–13): soil loss, wall movement, open joints and damaged concrete.

An approximate length is fine.

Where can I find the wall length?

Look for the waterfront length on your property survey or seawall plans. For example, enter 75 for a wall that is about 75 feet long. If you cannot find it, tick “I don’t know the length yet”. Stay on safe ground; you do not need to measure beside the water.

Add height & site details Optional

Add what you know about the wall and access. We’ll include these details in your result so you can discuss how they affect the work and price.

Help with the height measurementTop of capWaterline (changes)Mudline / bottomBuried embedmentExposed height

Use the height from the bottom beside the wall (the mudline) to the top of the wall cap. Include the part under water. Use plans or a survey; leave this blank if you don’t know. Do not enter the full panel length or a survey elevation such as NAVD88. The buried depth and required top elevation come from the site design.

Use a price you’ve received Optional

How the numbers work

For a published range, we multiply the price per foot for your chosen material by your wall length. It is a starting point. Height, ground conditions, equipment access, permits and other work can change the final price. The source does not give enough detail to price those changes, so the calculator lists them as questions to check.

Have a price for your property? Enter it to add known extra costs and the reserve you choose. Anything without a price stays on your checklist. Where a published repair range is available, it applies to the selected repair project and is not multiplied by wall length. A height change needs its own assessed scope and price.

The wall’s bottom-to-top height, the buried panel depth and the cap elevation shown on a survey are different measurements. An engineer uses the ground, nearby structures, drainage and water conditions to design the wall. For more detail, see the City of St. Pete Beach engineering report and Florida DEP permit guide. The calculator uses the residential price sources shown above, not public-project costs from these documents.

What to include in your price

A complete St. Augustine project budget should resolve these items before you compare totals.

  • Assessment, survey, design, defined wall length and proposed elevation.
  • Local building review, environmental authorizations and applicable inspections.
  • Land or barge access, staging, temporary protection and old-material removal.
  • Wall supports, cap, drainage, soil treatment and adjoining-wall transitions.
  • Dock and utility coordination, paving and landscape restoration.
  • Allowances, change-order approval, closeout documents and warranty terms.

What are you actually paying to repair?

Separate a leaking joint, a damaged cap and a moving wall before comparing prices. They may need very different investigations and work. A bid that only fills a visible void cannot be compared directly with a proposal that replaces panels, anchors and drainage.

Ask each bidder to mark the work on the same survey or sketch. Record the measured length, returns, materials retained and finish restoration. The City’s bulkhead submission requirements include plans and a property survey; doing that preparation early also gives bidders a clearer basis for pricing. Building Permit Information: bulkhead/retaining wall

Budget from your actual scope: enter figures from written proposals in the planner. Keep taxes, allowances and excluded work consistent across bids, and ask for clarification when a rate has no defined quantity or unit.

Mark an unresolved item as unknown instead of zero. If one contractor excludes engineering or restoration, add the separate written quote before judging its overall price. Keep optional upgrades outside the base comparison so an attractive finish does not obscure a missing structural task.

What official fees can you check now?

St. Johns County’s FY27 schedule was amended September 15, 2026. These are published fee components, not seawall construction rates or a complete permit estimate.

Ask County staff to identify the applicable lines and surcharges. City of St. Augustine and St. Augustine Beach fees follow their own processes. State or federal review and professional fees remain separate. FY27 Schedule of Fees and Services FY27 clearance and environmental review fees

How does the waterfront change the budget?

Before accepting an access allowance, have the contractor explain where equipment enters, where material waits and what must be restored. A narrow side yard, occupied dock or exposed beach creates a different work sequence from an open land-side site.

For coastal construction using the beach, the County has a separate access process involving protected-species training and an application. Put the responsible party and approval status in the quote. Historic-area excavation may also require archaeology review, which the City says can take days to weeks. Treat these as coordination questions, not automatic extra charges. Special Use Beach Access Permits Archaeology Review Process

Make the payment schedule follow agreed work

Request written milestones, a change-order procedure and a clear account of who buys permits and design services. Ask how concealed damage changes the scope and how additional quantities will be documented before billing.

Florida’s Attorney General recommends avoiding full payment in advance and checking lien releases. Discuss the appropriate releases with your adviser before the final payment. Public beach-project budgets, online national averages and a neighbor’s invoice may suggest questions, but they do not price your property. Start with the repair-or-replace decision, then use the permit checklist to complete your budget. How to Protect Yourself: Contractors

A lower quote can cover a smaller job

Quote A: wall work only

The price includes the specified wall repair but excludes engineering, access restoration and permit charges. Keep those items visibly unresolved until you obtain separate written prices. Do not enter them as zero in the planner.

Quote B: wider scope

The price includes design, the same wall repair and defined restoration. Remove optional extras from the base comparison, then reconcile quantities and allowances. A larger headline total may simply cover more of the required job.

This example uses no assumed local rate. The comparison becomes useful when both columns cover the same work. Ask each bidder to acknowledge the reconciled sheet and identify which price remains provisional.

How to use these prices

Construction: wall length × the selected SeaBee published per-foot range. Repairs: the selected JKT Marine project range, without multiplying by length. Original source geography and review dates are retained. These are planning references, not St. Augustine averages. Your own quote can replace the reference prices; known extras and a chosen reserve are calculated separately. Official fee examples remain separate from construction costs.
